Answers to your common questions

Am I required to make my property available to Section 8?
While we work with Section 8 at the Fort Walton Beach Beach and Crestview housing authority you are NOT required to make your property available to Section 8.  Section 8 is a no protected class and you as the owner have a right to allow your home to be available or not to the program.

Are you licensed?
We are a licensed brokerage with the state of Florida and all of our property managers are licensed real estate agents.  Additionally we have two real estate brokers of record.  Although we hold a license to sell real estate WE DO NOT SELL PROPERTY.

Can I reach you after hours?
Yes and you will talk to a REAL person no recordings.


Can you put the money directly into my account?
We will directly deposit the monthly rent money into the account of your choice.

Do I get to see the lease or sign it?
Our blank lease is available for anyone to see on our website anytime and once we have executed the lease for a new tenant on your behalf we will send it to you Docusign for your signature.

Do you sell real estate too?
We DO NOT sell any real estate but can refer you to some of the top agents in the area that we work with on a consistent basis.

How and when do I get my checks?
You will receive a direct deposit into the bank account of your choice no later than the 15th of each month.  Our target date is the 12th and we always try to get you your money as fast as we can.  We do not always have control over weekend and bank holidays.

How is rent collection handled?
We will collect the rent from your tenant between the 1st and the 5th of each month, pay any outstanding bills associated with your property, and deposit the remainder in your account.

How long of a lease do you sign?
Most all of our leases are one year leases.  While we can execute a multi year lease because our attorney drafts the lease it is not something that is suggested. 

How much security deposit do you charge the tenant?
The security deposits for most all of our units will be $50 less than the asking rental price.  

How soon can you start managing my property?
Our response time is first class and it takes very little time for us to get you set up with our services.

What type of properties do you manage?
We manage all types of long term rentals (6+ months). Single family, multi family, apartments, townhomes, duplexes, triplexes, and condos.

What type of reports do I get and how often?
You will get a detailed monthly statement submitted to your owner portal that you can log into anywhere in the world you have an internet connection.  This statement will show income, expenses, work orders, and invoices on a monthly basis.  At the end of the year you will get a 12 month cash flow statement (income and expenses) and we will mail you a 1099 for tax purposes.

Who holds the tenant security deposit?
We will hold the tenant’s security deposit in a non interest bearing account and ensure that all compliance laws in the FL Statutes are satisfied.
